Well, I'm fairly embarrassed.... I pride myself on accurate and clear data, and it looks like the advertisement that I took out in the Groveland Elementary Calendar had a misprint. It stated that in December of 2012 there were 125 closed sales within the Groveland Elementary borders.... That number represented all of 2012 (not just the month of December). I'm not sure how that misprint wasn't caught before publication--- I'm so sorry!
So, now for the facts---- last year (January 1, 2012-December 31, 2012) there were a total of 125 closed real estate sales within the Groveland Elementary School boundaries. This year (so far) there have already been 135 sales, and we still have a month to go for the year...
Glad we got that cleared up!

Days on Market in Minnetonka continue to shrink!
Market times within the boundaries of Groveland Elementary School are continuing to head downward (that's good!). In November of last year, houses were on the market an *average* of 94 days before selling (that data is for single family homes within the school boundaries, and doesn't include any foreclosure data).... Data for October 2013 shows that houses are now only on the market an average of 83 days. That's a great reduction! See the chart (linked below) to view all the market-time trends for the area.

It's also interesting to note that in November 2012, the average sales price within the Groveland boundaries was $417,301, and by October 2013 it had jumped up to $468,237. In addition, the months' supply of housing in November 2012 was at 4.7, and by October 2013 it had dropped to 2.9... So, with our shrinking inventory, prices are up! That's a very good thing for sellers, who are still trying to gain back the equity losses they've suffered in the last few years.

Minnetonka Schools Open Enrollment
After taking the summer "off" from blogging, I'm back at it, and ready for a great fall! I just got this info from the Minnetonka School District, in case anyone's interested in how the open enrollment process will work for incoming Kindergarteners for the fall of 2014:
Our policy for Open Enrolled families with children entering Kindergarten in 2014 is now in place.
Non-resident students enrolled in Minnetonka Pre-School and ECFE shall be eligible to apply for continuation of their education in Minnetonka's Kindergarten program and beyond as fully Open Enrolled students under Minnesota Statutes. They will be given enrollment priority after resident students and the siblings of already Open Enrolled students but ahead of any other Open Enrollment applicant. The priority is for a place in the District's Kindergarten program and not at a specific school. Parents may request specific school placement, but the District has the right to place the students in schools where there is room. Students may gain this priority upon enrollment in ECFE or Pre-school, and it can be maintained only by continued enrollment through the full school year prior to Kindergarten. The oldest child in a non-resident family who enrolls will enable siblings to be given priority for future enrollment. The enrollment of a child in ECFE or Pre-school who is not the oldest in a family will not automatically enable older siblings to be accepted for enrollment in grades above that level. Older siblings will be given the opportunity to Open Enroll as all other applicants are given. There will be a process for using this priority provided by the District before other open enrollment applications are approved. Families who are open enrolled and planning to attend the Minnetonka School District should contact student accounting.

I feel a little like that today. The 2012 Minneapolis Association of Realtors Annual Report on the Twin Cities Housing Market just came out!
I know what you're thinking: NERD.
This is my go-to for stats and data for the whole year, and I love bringing it on appointments with me and spouting off random and riveting facts (For example, did you know that most sellers in the Twin Cities who sold their houses in 2012 received 93.7% of their asking price? Did you know that my sellers who sold their houses in 2012 received 98.4%?).
